Should we budget with the cost guides or with the Price Index?

Both give office prices but they're built differently. Here's when to use each one.

   Use the Price Index for current asking rates in UK cities. It's captured on the 1st of each month from live listings on spacebly. Each figure shows its month and its confidence label (as of Nov 2026).

   Use the cost guides for wider context. They're the 2026 edition and were last updated in May 2026. They cover 14 cities including four outside the UK. They cover conventional leases as well as serviced offices.

   The two won't always match. The Index is a monthly median of quoted desk rates. The guides give ranges by submarket from an earlier point in the year.

   A good approach is to set your budget from the Index. Then use a guide to understand the submarkets and the lease options.
