How Cashback by Spacebly works

1. Register before you enquire. Tell us what you're looking for on this page. It's free and takes a minute. Registering first is what links your deal to your reward.
2. Find and sign your office. Search more than 15,000 buildings, enquire with operators directly and sign the licence that suits your team.
3. Choose your reward. Take 3% of your first-year licence fee as vouchers or experiences, or 1.5% as cash. We pay it within 30 days of the operator's payment for your deal reaching us.

What it's worth for a 10-desk team in London

Here's the maths for a 10-desk office at the London median desk rate of £586 per desk per month, excluding VAT. That figure comes from the Spacebly UK Flexible Office Price Index, October 2026.

Smaller deals still earn a worthwhile reward. One desk at the same rate is £7,032 for the year. 3% of that is £210.96, so the £250 minimum lifts it to £250.

Who pays for your cashback

You don't. Tenants never pay Spacebly anything.

Commission has always been part of the price of a flexible office. When a broker places a tenant, the operator typically pays them about 10% of the first year's fees. That cost is built into the rates tenants are quoted. On the £70,320 example above, that's about £7,032.

Spacebly connects you with operators directly. Operators pay us either a 10% success fee on signed deals or a flat monthly subscription with no commission. Without a broker's costs to cover, we hand part of that value back to the business that signs. Cashback applies on every completed deal, whichever plan the operator is on.

Spacebly was founded by Peter Dudley and Lizzy Dudley, two former commercial property agents with more than 20 years in the industry between them. They built it so more of the money in an office deal works for the tenant. Read more about Spacebly or see how broker fees work.

Vouchers and experiences, or cash

Vouchers and experiences: 3% of your first-year licence fee. It's worth twice the cash option. Use it for something your team will remember, such as a team event, a celebration in your new office or partner credits. On the London example, that's £2,109.60.

Cash: 1.5% of your first-year licence fee. Paid by bank transfer to a UK business bank account in your company's name. On the London example, that's £1,054.80.

You can tell us your preference when you register. You'll confirm it when the reward is due. Vouchers and experiences are non-transferable, follow the provider's own terms and stay as chosen once selected.

Eligibility, the £250 minimum and how to claim

Who can take part. UK registered businesses and UK residents aged 18 or over.

What qualifies. A licence or membership agreement for flexible office space, signed with an operator Spacebly introduced you to. Register before that introduction. If you were already talking to the operator about the same requirement, that deal won't qualify.

How it's calculated. On the first 12 months of licence or membership fees, excluding VAT, deposits, service charges and one-off costs. If your agreement is shorter than 12 months, it's the fees for the full term. Renewals, extensions and expansions sit outside the scheme.

The £250 minimum. Every completed deal earns at least £250 in total. When a reward is shared, the £250 is split in the same proportions as each person's percentage.

Who receives it. The company that signs the agreement. A sole director or founder can receive it personally, as can a named person with written consent from a director. This keeps the scheme in line with the Bribery Act 2010.

How to claim.

1. Register your search on this page before you enquire.
2. Enquire through Spacebly, then sign your agreement with the operator.
3. Once the operator's payment for your deal reaches us, we confirm your choice of reward. We may ask for proof of identity, authority or bank account ownership.
4. We pay or provide your reward within 30 days.

Good to know. If the agreement ends within its minimum term or notice period, the reward becomes repayable. Rewards may be taxable for the recipient. We can't give tax advice, so check with your accountant. The full rules are in the Cashback by Spacebly terms.

Refer a business, both of you get paid

Know a business looking for office space? Log a referral on this page and share your unique link. When they register through it and complete a deal, you get 2% of their first-year licence fee in cash. They get 1% in cash too. On the London example, that's £1,406.40 for you plus £703.20 for them.

A referral stays active for 12 months from their first registration. One referrer is credited per deal, so the first valid registration counts.

Introducing your own employer? Choose My Introducer. You can take 3% as vouchers or experiences, or 1% for you plus 2% for your employer with your employer's prior written consent.

Who can refer. Anyone eligible for the scheme, apart from Spacebly staff and their immediate family, the operator's own staff or agents on that deal, the business that's signing, or an agent or broker instructed on the same requirement.

Is there a flexible office platform in the UK that gives you cashback?

Yes. Spacebly is a UK direct-to-operator flexible office marketplace that pays cashback to businesses that sign through it. You get 3% of your first-year licence fee as vouchers or experiences, or 1.5% as cash, with a £250 minimum on every completed deal. Searching and enquiring are free.

How much cashback will I get on my office?

When is the cashback paid?

Within 30 days of the operator's payment for your deal reaching Spacebly. Signing the agreement starts the process. Cash goes by bank transfer to a UK business bank account in your company's name.

Can I claim if I've already spoken to the operator?

Cashback applies when Spacebly makes the introduction, so register before you contact an operator about your requirement. If you were already in touch with an operator about the same requirement, that deal won't qualify. Deals with other operators you find through Spacebly still can.
