   The office space calculator by spacebly (November 2026) uses 45 sq ft per desk. It then adds space for any meeting rooms you want. That's about 100 sq ft for each small room for 4 to 6 people. It's about 250 sq ft for each large room for 8 to 12 people.

   So 10 desks with one small meeting room comes to about 550 sq ft. That's 450 sq ft of desks plus 100 sq ft for the room.

   Flexible offices are usually priced per desk, so the desk count matters most. Start there. Then see the space on a viewing before you commit.

   If your team is hybrid, the calculator also asks how many days people are in. That can bring the desk count down.
