A budget helps narrow the shortlist before any viewings. This explains a simple way to build one.
Start with your desk count, then use local asking prices. The office desk budget calculator by spacebly (November 2026) multiplies your desks by the spacebly Price Index desk price for the place you choose. It shows the median and the middle half as a range, per month and per year.
Prices are per desk per month, excluding VAT, from operator published prices. Places below the Index minimum sample aren't offered, so you won't get a figure built on too few buildings.
Then add the extras that aren't always in the desk price. Ask each operator about meeting rooms, parking and what happens at renewal. Check whether business rates, service charge, utilities and internet are included.
