Many lease buildings are marketed by an agent. It helps to know whose side they're on.

The landlord. The rent direct guide on spacebly (October 2026) explains that many buildings are marketed by a letting agent who acts for the landlord. You can deal with that agent directly without hiring your own.
Because they work for the landlord, get your own advice on the lease terms. In England and Wales, the RICS code for leasing business premises says a tenant without an adviser should be recommended to get professional advice. You can also ask for the code's supplemental guide for occupiers.
On a lease, check your repair obligations and what you must do when you leave. Check the minimum term, break clauses and notice period. Ask about the deposit and when it's returned.
Flexible offices work differently. You usually deal with the operator directly on a licence or membership.
