A viewing is a good chance to test a shortlist. This is a checklist to take along.

   Use the same questions everywhere so you can compare. The rent direct guide on spacebly (October 2026) suggests asking for:
   The monthly price and what's included.
   The minimum term and the notice period.
   Whether business rates, service charge, utilities and internet are included.
   The deposit and when it's returned.

   The HR director page on spacebly adds a few people questions. Ask about culture, events and how the operator handles growth.

   While you're there, see how meeting rooms are booked. Check the amenities that matter to your team. Try to visit at the time of day your team would be in.

   Bring two or three colleagues and get their honest reactions before you sign. Afterwards you can leave feedback through the link that arrives after the viewing.
