What should we check is included in a flexible office price?

Two offices at a similar price can include quite different things. This is a checklist.

   Ask for the total monthly cost and a list of what it covers. The rent direct guide on spacebly (October 2026) suggests checking whether business rates, service charge, utilities and internet are included.

   The operations manager page on spacebly makes the same point. Compare an all in cost per desk that includes service charge, utilities and amenities.

   Also ask about:
   Meeting rooms. The London office cost guide on spacebly (May 2026) says pay as you go rooms, credits and free rooms can be building specific.
   Parking and bike storage.
   Furniture and fit out. Flexible operators bundle the Cat B fit out into the serviced rate.
   VAT. Price Index figures on spacebly exclude VAT, so check how each quote is shown.

   Once you've got the same list for every office, you can compare like for like.
