What happens to our price when a flexible office agreement renews?

   Ask before you sign rather than at renewal. The London office cost guide on spacebly (May 2026) says most agreements build in upward only renewals. Operators and landlords usually raise the monthly all inclusive licence fee when you renew.

   On multi year leases, the cost guides on spacebly (May 2026) say rent reviews are usually scheduled. They're tied to inflation or open market rates. Check whether there's a cap before you sign.

   Questions to ask each operator:
   How is the fee set at renewal?
   Is there a cap on any increase?
   How much notice will we get of the new price?
   Can we renew for a shorter or longer term?

   Put the answers next to each quote. A lower starting price with no cap may cost more over a few years than a slightly higher one with a cap.
