What exactly is the spacebly Price Index?

The Price Index is our monthly view of flexible office asking prices. Here's what it measures and what it doesn't.

   It's a monthly measure of the quoted cost of one desk per month in flexible and serviced office space. All figures are in GBP and exclude VAT. It measures asking prices rather than done deals (as of Nov 2026).

   Every figure comes from live listings on spacebly. The operators and landlords who own the buildings publish them. We only use approved buildings that are visible on the site and located in the UK. Each must carry at least one suite level monthly desk rate in GBP.

   For each city with enough data we publish the median and the middle half of the market. The first edition was captured on 18 Aug 2026. A new snapshot is captured on the 1st of each month and frozen.
