What are dilapidations and could they apply to a flexible office?

Asked by the spacebly teamspacebly team· 4 Nov 2026

Dilapidations come up most with leases. It's still worth asking about them on any office agreement.

Dilapidations are what it takes to put a space back as it should be when you leave. On a lease they cover your repair obligations and what you must do when you go.

Our cost guides list end of contract dilapidations as something to check on flexible offices too (2026 edition, updated May 2026). What's needed to reset a space can differ between operators and landlords.

So ask before you sign. Find out what condition the space should be in when you leave. Ask how any costs would be worked out.

On a conventional lease in England and Wales the RICS leasing code says a tenant without an adviser should be recommended to get professional advice. Our guide to renting direct explains more (as of Oct 2026).
