Broker fees come up a lot when people compare ways to find an office. Here's how they usually work.
On a flexible or serviced office deal the operator usually pays the broker once you sign. The tenant doesn't pay the broker directly.
The fee is usually about 10% of the first year's fees. Published broker terms from some large operators pay 10% of the monthly fee for up to the first 12 months (as checked in Oct 2026). Some operators pay more than 10% on particular suites or buildings.
Here's the example from our broker fees page. On an office costing £5,000 a month, a 10% fee on the first year is £6,000.
A broker can save you time. It's fair to ask a broker how they're paid on each option they show you.
On spacebly businesses never pay us. Operators pay through a success fee or a subscription.
