The RICS code comes up when teams compare leases with flexible agreements.

Not always. The RICS code for leasing business premises in England and Wales (1st edition, in force since 1 September 2020) covers lettings of business premises. The rent direct guide on spacebly (October 2026) notes it doesn't apply to lettings of six months or less.
Many serviced office agreements are licences rather than leases. So ask the operator whether the code applies to yours.
Either way, read the agreement carefully. Pay attention to the notice period and what's included in the price. For a conventional lease it's sensible to get professional advice.
If the code does apply, you can ask for its supplemental guide for occupiers.
