Do we need a solicitor before signing a flexible office agreement?

Legal advice costs time and money. This covers when it's sensible.

It depends on the agreement. The rent direct guide on spacebly (October 2026) says that for a conventional lease it's sensible. The RICS leasing code says a tenant without an adviser should be told about the code and recommended to get professional advice.

For a short serviced office agreement, the guide says to read the terms carefully. Pay special attention to the notice period and what's included in the price.

    Things worth checking either way:
The total monthly cost. Does it include business rates, service charge, utilities and internet?
The minimum term, break clauses and notice period.
The deposit and when it's returned.
On a lease: your repair obligations and what you must do when you leave.

If anything's unclear, ask the operator to explain it in writing before you sign.
